Property Manager & Operator (Athens)

Opportunity to take full operational ownership of a premium short-term rental building in the heart of Athens, working directly with an international real estate group with a growing presence in Greece.

We are looking for an experienced, hands-on operator to run it day to day: leading the on-site team and contractors, looking after guests from first enquiry to checkout, and keeping the property safe, well-presented and profitable. Leading the team by example, you will build a vibrant, safe and welcoming community that guests enjoy being part of.

You will be responsible for:

Guest Experience: Oversee guest communication before arrival, during stay and after departure; resolve requests and complaints quickly; lead service recovery; and continually look for ways to enhance the guest experience and lift review scores across Airbnb, Booking.com and other platforms.

Housekeeping: Manage cleaning logistics in line with occupancy and booking requirements; coordinate laundry and the replenishment of guest supplies; and uphold hygiene and cleanliness standards across all apartments and common areas.

Quality Control: Carry out regular inspections of apartments, common areas and facilities, including a readiness check before every arrival; keep presentation and service standards consistent across the property; and analyse guest feedback to recommend operational improvements.

Facilities & Maintenance: Coordinate preventive and corrective maintenance; manage on-site contractors, technicians and suppliers, negotiating rates and monitoring cost and performance; oversee building systems; keep an up-to-date maintenance log and contractor database; and ensure health and safety compliance.

Company Administration & Reporting: Run the day-to-day administration of the operating company, from vendor invoices and supplier payments to utility and common-cost ledgers. Report to ownership weekly and monthly, track KPIs and expenses, support budgeting and the annual operating plan, and identify opportunities for operational efficiencies and cost optimisation.

Requirements

Who you are:

  • You're a hands-on operator who solves problems before guests ever notice them and keeps standards high without being told. You take ownership of the building as if it were your own.
  • At least 3 years' hands-on experience in hospitality, hotel operations, serviced apartments, short-term rental, or property management
  • Self-directed, with the judgment to prioritise and the discipline to follow through
  • Strong organisational, problem-solving, communication and interpersonal skills, with a genuine customer-service mindset
  • Fluent Greek and English, written and spoken
  • Confident with MS Office and property management systems; experience with Airbnb, Booking.com and Hosthub or other channel managers is a strong plus
  • Based in central Athens and available on-site during the day
  • Work schedule: Flexible hours, full time job. Working hours may vary based on business needs; work schedule may include on-call time.
